Late-Summer House Washing in Groton: That Green Film on the North Side

If you live in Groton, walk around to the north or shaded side of the house this week. Late August has a way of writing on vinyl. A dull green film. Darker streaks under the windows. Sometimes a fuzzy patch where the hose never quite reaches.

That is not dirt from the road. That is living growth. Algae, mildew, and the rest of the summer humidity crew. We see it every year on Groton homes, and on the same kind of siding in Pepperell, Dunstable, Townsend, and Westford.

Why Groton siding turns green in August

Groton sits in a pocket of trees, ponds, and still air. The Nashua River corridor and the wooded lots off Farmers Row, Chicopee Row, and the west side of town hold moisture after a humid night. Vinyl and painted wood do not dry the way a sunny south wall does.

Algae and mildew like that. They sit on the north wall, behind the shrubs, and under the eaves. Left alone, they do more than look bad. They work into the surface. On vinyl they stain. On wood they hold water. On the trim they creep into caulk lines.

A lot of homeowners wait until the whole street can see it. You do not have to. Late August is a good week to wash. The growth is active, the weather is still wash-weather, and you are ahead of the leaves.

Soft wash, not a blast

Typical pressure washing companies reach for high water pressure. That can scar vinyl, drive water behind seams, and chew up caulk. It also blasts living growth without killing the roots, so the green comes back.

We soft-wash the house.

Soft washing uses low pressure and a detergent mix made for exterior growth. It kills what is living on the siding, then we rinse. The house gets clean. The surface stays intact. That is the method we use on Groton colonials, ranches, and the newer vinyl around town.

On site I look at the siding, the plants, the roof if you want eyes on it, and the gutters. I tell you what the house needs and what it does not. I will not upsell you a roof wash if the shingles are fine. I will tell you if the north wall is the only wall that needs attention.

Then we wash. You do not need to be home the whole time, but I like it when you walk the job with me at the end.
